Tenancy Application / References
An administration fee is required to take the property off the market and for us to proceed with checking your references. The payment is non-refundable should your application be unsuccessful or withdrawn. All applicants aged eighteen or over will need to complete the online reservation form and will be named on the tenancy.
We use an external company, UK Tenant Data to carry out our references, a credit check will be undertaken and you will need to provide them with your current landlord details if you are currently renting or provide proof of ownership if you own your own home. You will also be asked to provide your employment details.
Tenants are also able to put their tenancy in a company name or add a guarantor if required. Before paying the administration fee, the Beyond team will discuss each individuals tenants requirements.
Below are our tenancy fees:
- Administration fee – £225.00 including VAT.
- Company name fee – £350.00 including VAT.
- Guarantor fee – £85.00 including VAT.
Each person will be required to provide photo identification and proof of their current address before a tenancy is confirmed.
For tenants that are sponsored by their country’s government or work, we will require all original documentation before the tenancy commences this includes sponsorship letter, passport and visa and proof of address in your country.
Paying up front:
Applicants who pay their rent upfront will be required to transfer the full rent into our bank account 3 working days prior to the agreed move in date to allow funds to clear. Please note cash will not be accepted.
An Inventory of the property’s contents, furniture, fittings and effects will have been prepared.This will be given to you on the day of move in and you will have 48 hours to make any necessary amendments. It is important that you look over the inventory as it will be used for checkout at the end of your tenancy.
Before any tenancy begins all named parties within the contract including a guarantor if relevant will need to sign a Tenancy Agreement setting out the landlord’s and tenant’s obligations. We will require proof of your Identification, current address, and visa (if applicable). This will need to be the original copies and not photocopies, on the day you move in, if not before.
Before your tenancy commences you will be required to pay a deposit which will be the equivalent of six weeks rent. This deposit is held by us in our client account and protected by the Tenancy Deposit Scheme or passed to your landlord.
The deposit is held against any damages or expenses arising during your tenancy and will not be released until after you vacate the property, all rent has been paid up to date and we have proof your utility bills are paid to date.
All rent is payable in advance by standing order. Please note that all standing order payments should be dated 3 working days prior to your rent due date to allow for clearance. Should you experience any financial problems during the course of the tenancy it is essential that you contact us immediately. Once your tenancy ends it is your responsibility to cancel any standing orders
If you fail your reference checks the agency fee paid is non refundable. This will be made clear to the tenant before you pay the administration fee.
Managed Properties will be subject to quarterly inspections. This is to check the condition of the property and to make sure that the property is being kept responsibly. Any internal or external maintenance issues will need to have been reported before an inspection otherwise it will be noted. We will send a letter/email before the appointment to inform you that we will be coming. You do not need to be present.
Should you wish to keep any pets in the property, we will need to make sure your landlord is happy with this and that the management company allows pets in the building. If all parties do agree, a clause will be added within your tenancy agreement and you will also be required to pay a pet deposit equivalent to 50% of the deposit amount.
The tenant is responsible for insuring their own personal contents and furnishings.
It is the tenant’s responsibility to pay the utility bills directly to the companies.
It is the tenant’s responsibility to pay the Council Tax directly to the local authority.
Should you lose your tenancy agreement, inventory or deposit registration documentation there will be a charge of £20.00 including vat for each replacement copy.
Should you require a reference at the end of your tenancy there will be a charge of £20.00 including vat per reference.
